What Is Radon and Why Does It Matter?
Radon is a naturally occurring radioactive gas that enters buildings through cracks and gaps in the foundation.
You can’t see, smell, or taste it. Radon gas can accumulate to unsafe levels in any building, especially in lower-level living spaces. Long-term exposure to Radon is the second leading cause of lung cancer in the U.S.
Even neighboring houses can have vastly different radon levels.
The EPA recommends testing every home, school, and day care center.
How We Test For Radon
We use EPA-recommended charcoal canisters for short-term radon testing, which is the standard method for real estate transactions. These canisters are highly accurate for both short-term and long-term monitoring.
During the testing period—typically 48 to 96 hours—the canisters absorb radon gas and its radioactive decay products (RDPs) from the air. After exposure, the canisters are sent to our certified lab partner, Radata Inc., for analysis.
You will receive your official lab results within 5 to 7 days from the start of testing.

Radon levels are measured in picocuries per liter (pCi/L), which indicates the amount of radioactive material present in a liter of air.
The EPA’s action level for radon is 4.0 pCi/L.
If radon levels at or above this threshold are detected, mitigation is strongly recommended. In real estate transactions, mitigation costs are often addressed during negotiation between the buyer and seller.

Maintaining “Closed Building Conditions” Is Essential
To ensure accurate radon test results, it’s crucial to follow “closed building conditions”. This means keeping windows and exterior doors closed (except for normal entry and exit) during the testing period. The goal is to measure the true concentration of radon inside the home—without interference from outdoor air or other pollutants.
